Seller paid Closing Costs:

At typical rule of thumb is that in addition to the brokerage fee, seller will have about 1/2% of the contract price to pay in other closing costs.

Deed preparation/attorney fee

Termite inspection

Well/septic inspection - ( if a septic has not been pumped in the last five years then the seller is required to have this done prior to the close date)
